Understanding Your Home Appraisal

During the selling/buying process, after the purchase agreement contract is signed, lenders order a home appraisal.  They want to be sure that the property is worth the mortgage they are getting ready to issue to the buyer, or in case of refinancing,
 the owner.  An appraisal is different from the home inspection, which should have already taken place.   

 

  • - The lender typically schedules the appraisal with a licensed professional, who contacts the homeowner to schedule a time.  Some appraisers don’t mind the owner being present, but usually work alone. 
     

  • - Sellers should have a few things readily available:  recent tax information, property survey, a list of what is being sold with the house, any addition construction information, including cost and construction date. 
     

  • - The assessment can begin before the appraiser even steps onto the property, as they do market information about the house, as well as research comparable sales in the neighborhood, much like the listing agent did for setting the price for the house. 
     

  • - Like someone viewing the house for purchase, the appraiser takes in the exterior appearance, curb appeal, looks for upgrades or additions, as well as the appearance of surrounding homes. 

  • The appraiser takes note of how many rooms are in the house, as well as size, building materials and finishes. 
     

  • - Condition of everything is taken into consideration, including the foundation, exterior finishes, wear on flooring, what shape the windows are in, and all home systems. 
     

  • - The appraiser will also access the basement, attic and crawlspace to check for water or insect damage. 
     

  • - Most of the time, the appraisal fee is set in the loan agreement, but in case it is not, the buyer pays the fee in the closing costs. 

 

Although the actual property inspection may take a few hours, the appraisal itself is normally given to the lender in an average of seven business days. Appraisers commonly use the Uniform Residential Appraisal Report. If everyone has done their homework, literally and figuratively, the value of the home will meet the selling price, and the new buyers will soon be on their way to home ownership!

Reasons to Consider Moving During the Winter

If you are considering selling your home and moving into another one, you may want to consider doing so during the winter time.  There are several reasons for this and those reasons are listed below for your consideration. 

  1.  If your plan is to hire a moving company to help you move then doing so in the winter can be a much cheaper time to do so.  Moving companies tend to be their busiest during the summer months, then slow down a bit in the fall and even more so during the winter months. The cheapest months to hire a moving company are typically January and February so now is the time to do so. 
  2. Another reason to consider moving during the winter time  is because storage units are typically a bit cheaper during the winter.   Many times storage facilities will become less full during the winter as folks have already moved their stuff out during the warmer months.  Also the storage companies are known for running specials during the winter to attract business. 
  3. If you choose to hire a moving company during the summertime you may find that you have a hard time hiring the one you really want because there are so many others trying to move during this time.  However, if you decide to move during the winter you are more likely to be able to hire the moving company of your choice due to less competition. 
  4. Yet another reason you might want to consider hiring a moving company during the winter  is due to the fact that the summer can get really hot and your items run a greater risk of getting destroyed by being hauled in a moving truck for a long period of time.  Things can melt, warp or just get plain hot and damp when the days get so terribly hot. 

These are just a few reasons why, if moving is in your future,  that you may want to go ahead and do it during the winter time instead of waiting until spring or summer.

7 Tips for Selling Your Home with Pets

While a home is in the de-cluttering and depersonalizing stage before it goes on the market, remember that your pets are as personal as family photos on display. Many homebuyers are pet owners as well, but a seller needs to eliminate as much evidence of their furry family members as possible.  
 

  • Before listing the home, thoroughly clean carpets and hard surfaces with an enzyme cleaner, which will help eliminate any pet odors or stains. The Humane Society offers some tips on cleaning furniture, hard surfaces, and repairing scratches. 
     

  • Keep pets out of the listing photos; sure, they can be cute and gain online views, but some buyers will not consider a house that has pets living in it. 
     

  • A cat’s litter box should be cleaned thoroughly with a 50/50 water/vinegar solution to help neutralize unpleasant smells and clean the litter daily. Using a covered litter box is perfect, especially one with a carbon filter. 
     

  • The outside of the home is as important as the inside, and any dog runs or play areas need to be spruced up and look their best. Fill in any holes and spray odor neutralizer in places used most often. 
     

  • More likely than not, exotic pets can scare some potential homebuyers away. Make arrangements for someone with experience to care for them while the home is on the market.  Petsitter.com can help find the right person to care for your caged pets. 
     

  • When leaving the house during a showing, take the dogs along, and place the cats in a carrier if possible. If taking them with you is inconvenient, ask a neighbor, friend, or family member to pet sit during the showing. 
     

  • If taking your pets with you or a pet sitter is totally out of the question, crating your pet is the best solution, with signage that lets everyone know to leave the pet alone. 

 

Get your pets used to a new routine, and if they are not already crate-trained, start before the home is listed. While everyone’s safety is important, keep in mind that cleaning and repairing any pet damage are crucial to making a good impression on potential buyers and selling your home.

Tips for Creating a Perfect Kitchen Pantry

The typical household kitchen pantry is full of items that are needed and some items that may have been in there way too long that are no longer needed or good for that matter.  Perhaps you have tried in the past to clean out your pantry to make it more efficient to no avail.  Below are a few tips for a perfect kitchen pantry that may help you clean and organize yours once and for all.  

 

  1.  The best way to start organizing your pantry is to clean everything out of it and start from the beginning.  It may make a mess at first when you begin taking all of the items out of your pantry but sometimes you have to make a mess in order to get rid of a mess.   Be sure to look through all of your items throwing out anything that is outdated or spoiled.   

  2.

Another tip for a creating a perfect kitchen pantry is to install shelving that makes it more efficient.  You can purchase shelving for your pantry at most local hardware stores or you can build them yourself out of wood, whichever works best for you.   You can make the shelves stationary or you can choose to make them where they will pull out so that you can get things out a bit easier.

  1. Putting all your staples such as flower and sugar into air tight containers then labeling them is a great way to organize your pantry and make it more user friendly.  Once you get all of your staple items into containers you can then more easily organize them.

  1. Another good tip for creating a perfect kitchen pantry is to use one shelf for each type of food.  For example you can put cereals together all on one shelf,  spices on one shelf and  items that you use daily on a shelf that is eye level.

How to Make Your Outdoor Space More Inviting and Fun

Make your outdoor space more inviting and fun for family and friends using the list below with ways in which you can accomplish this: 

  1.  If you already have landscape lighting, why not purchase a few fun colored lights to use in them for different holidays.  This will defiantly make your outdoor space a lot more fun.
  2. If you are getting tired of mowing your grass then you may want to replace your grass with a garden.  You might want to add a garden of flowers or a garden of vegetables or even put in a koi pond.  Any of these ideas will help to keep you from spending your summer evenings mowing the grass all the time, therefore making your outdoor space more fun.
  3. If your patio furniture is old and outdated, now is the time to go out to purchase some that allows you to show your style more effectively.  Outdoor furniture always makes outdoor spaces more inviting and fun.
  4. Adding a new doorbell to the outside of your home may seem like a small thing, however if you find a nice one that lights up the front door area it can do wonders towards making your home seem more inviting at night. 
  5. If you don’t already have a swimming pool, summertime is a great time to add one.  Not much can make your outdoor space more fun than a swimming pool for all to enjoy. 
  6. If you do add a swimming pool why not go out and make it really fun and cool by adding an outdoor shower to the mix.  This type of thing is pretty rare unless your home is at the beach, therefore your outdoor shower may quickly become the talk of the neighborhood.  

There are so many ways in which to make your outdoor space more inviting and fun; these are just a few of them that you may want to try.

Smart Gadget Ideas for the Home

Smart Gadgets are quite fun to look at and try out but have you ever considered purchasing a few for your home?  Why not take the plunge to make your home a more interesting place to be by purchasing a few or all of the gadgets mentioned below. 

 

  1. 1. Many of you may have already seen or perhaps even tried the smart vacuum.  If you haven’t tried it you need to do so.  Just imagine pushing a few buttons and sitting down to relax while your vacuum cleaner does all the work for you.  What a revolution!  Be prepared to dish out $700 to $900, but it will likely be quite worth it in the end.

  1. 2. Smart trash cans have perhaps not been as heard of as the vacuum cleaners but they are just as cool none the less.  If you are the type of person that cannot stand to touch the top of the trashcan due to the fact that it is loaded with germs, this may be just the thing for you!  Not only will you not have to touch the lid but some of these gadgets even tell you when the trash is full and needs to be taken out!  How do you like that for smart?! $150 to $200 will buy you this luxury item!

Washers and dryers have had intelligent features for years but are beginning to add more and more as each year passes.  Some of them now have phone apps that let you remotely control them.  Some will sense when you are home and instantly begin using their quiet mode so as not to disturb you.  These types of machines will run you $1400-$1800 each but are well worth the money if you have it to spare.

Even air purifiers have been added to the list of smart gadgets folks are buying these days.  These items puts your homes air through different filters, then analyzes the data and sends it to your phone to tell you what types of things are prevalent in your air such as pollen, dust, pet dander, etc.  These cost from $200 to $750.

You may have thought that your home couldn’t be this smart but it can if you have the money to make it happen.  These items are so amazing that if you don’t currently have the money to buy them, you may want to consider saving up for one at a time.

7 Things First-Time Home Sellers Should Expect

You have decided to sell your home, and dream of it immediately becoming a highly desired property with a bidding war that drives up your asking price and closing in thirty days dance in your head. Dream on! These seven tips can help bring you back to earth: 

 

  • - While you love your home, not everyone else will. Sellers must detach their emotions about the house while it is on the market. Think of it as a financial transaction or see it from the expectant house hunters’ point of view.

  •  

  • - Major issues with your house should be repaired before the For Sale sign goes in the front yard, and if repairs are not possible, a repair credit will have to be offered to the buyer. Be prepared to do some painting and patching, at the very least. If you want the best sale price, you should do your best to earn it.

  •  

  • - It is vital to be available to your agent, whether it be via phone calls, texting, or email. They are your link to the buyer, and it is possible to lose a sale by not being accessible.

  •  

  • - If you or your agent have decided to hire a staging firm, do not take offense if they ask to put your belongings in storage. It is not about your personal taste, but about making the home appealing to the general public and seeing it as their home.

  •  

  • - Flexibility is key when allowing potential buyers to see it. You will not be getting a weekly showing schedule that is set in stone, so be prepared for inconveniences.

  •  

  • - Because every accepted offer does not result in a sale, have the “big” things packed and ready to move, but hold off on packing the necessities until closing is imminent!

How to Go Green This Spring

Have you ever given any thought on taking part in going green?  If so you have come to the right place.  Below are a few tips on how you and your family can go green this spring!   Why not add going green to your spring cleaning list!  

 

  •  One way that you and your family can go green this spring is to simply take your shoes off before you enter your house!  You read that right; you can go green by simply taking off your shoes. 40% of all indoor contaminants actually come from the bottom of our shoes so do your part to keep this from happening to you and your family by taking those shoes off!  
     

  • Learn what ingredients are considered to be green so that when you go to the store to purchase all of your new green cleaners you can be confident that you are actually doing some good for the environment.  Some companies that claim to be green actually have some ingredients that are not green once they are mixed together.   Just read up on what ingredients are green and what ingredients are not and are typically passed off as green and you should be heading in the right direction on what to buy and what not to buy.  
     

  • Don’t forget the outside of your home when you are going green.  Many grasses are able to grow and thrive without the help of any type of pesticides and /or fertilizers.  The best way to start going green with the outside of your home is to replace the grass you currently have with native grasses to your particular area.  One perk of this switch is that you may find that you have a lot less upkeep of your lawn once you do this!  Who wouldn’t enjoy having more time with their family and less time doing yard work on a weekly basis! 

     

These are just a few ways in which you can help to make your home a bit more green this spring.  Once you get started going green it is likely that you will find more and more ways in which to do so.  It can become addicting once you make the decision to go green in and around your home!

Spring Cleaning the Natural Way

Spring has officially sprung and that means most of us are starting to get the itch to clean our homes.   Below are a few spring cleaning tips for those of you who might be interested in doing it the natural way!  These items are such that you likely already have them in your house so there will be no need to go out and purchase anything.   

 

 The number one item you likely already have in your house and that is perfect for spring cleaning  is baking soda!  Yes you read that right, baking soda!  It has many uses such as the following:   

  • Clean the toilet using a bit of baking soda and a scrub brush 

  • Clean the inside of your oven using some baking soda mixed with vinegar and a rag 

  • To brighten up your laundry use half a cup of baking soda mixed with each load 

  • 1 cup baking soda with 1 cup vinegar will help to unclog a clogged up drain in your sinks 

  • Sprinkle some baking soda on your rugs and carpets, wait 15 min, then vacuum to freshen them 
     

Another item that you likely already have on hand at home that can help make spring cleaning  easy is vinegar.  There are many uses for cleaning with vinegar such as the following: 

  • Mix vinegar with salt to get those pesky coffee stains out of your coffee mugs 

  • Spray vinegar in your bathroom for a good sanitization of each surface 

  • Believe it or not, let your socks soak in vinegar to freshen them.  This is done by adding 1 cup vinegar to a pot of water and letting them soak overnight 

  • Use a bit of distilled white vinegar on our toothbrush to make your smile brighter.  

  • If you want your windows to shine and you don’t want to use regular window cleaner, use white vinegar mixed with water in a spray bottle then wipe clean with a paper towel.   
     

Liquid dish soap is another great help in spring cleaning and my guess is you already have some of this too!  Here are a few uses for liquid dish soap: 

  • Mop your floors with it!  Mix a couple drops with a gallon of water 

  • Clean your granite countertops with some liquid dish soap mixed with warm water then dry with a towel.

Fall Home Maintenance

Fall is the perfect time of year to take care of your home. The days are still long enough to get plenty accomplished, and the cooler weather makes it less taxing than on those sweltering Summer days.  Getting things ready for the cold days ahead will be easy with these tips:

Trees and Leaves

  • Rake or vacuum fallen leaves as they come down.  Deciduous trees drop their leaves at different times, making it easier on you, but it’s great exercise.
  • Mulch the leaves, or bag them for your local waste management to compost, if such a program is available. 
  • Check trees for dead or diseased branches and trim them back.  Trees are going dormant this time of year, and there’s less chance for the diseases to spread after trimming. Call an arborist if the job is too daunting.
  • Fall is the best time of year to plant new trees! The roots don’t have to compete with the heat, they get plenty of water from the Autumn rain, and can settle in and get established.
  • Clean those gutters.  This can be a dreaded task, so hire a handy person or have the family pitch in to finish as quickly as possible.
  • Been thinking about changing the exterior color? Fall is a great time to paint, thanks to cooler temperatures.

General Outdoors

  • Bring in any outdoor furniture, or protect it with covers  made specifically for handling cold weather. 
  • Firewood needs to be covered with a tarp to minimize moisture from snow and rain. Lift the cover occasionally to let any trapped moisture escape.
  • Check all of your outdoor lighting, and replace any bulbs or fixtures.
  • Walk around all of the walkways and driveways, looking for cracks, and seal them with approved sealant.  Snow and ice can cause the surfaces to bulge and cause a falling hazard.
  • Clean the windows, inside and out, and replace screens with storm windows.
  • Service and store the mower, string trimmer, and any other lawn tools you may use.
  • Drain water hoses and store them where they can’t freeze. If you have a sprinkler system, drain it and turn it off.
  • Check your outdoor fireplace or fire pit to make sure it’s safe for the upcoming cool evenings around the fire.

Inside The House

  • Service the furnace. It’s easy to make sure filters are changed and ready to go, but a call to a heat and air contractor is the best way to make sure the heater is ready for Winter.  Sometimes a maintenance contract can save you money.  Ask your provider if they offer this service.
  • Check doors and windows for drafts, and seal with caulking or insulation strips.
  • See that your chimney is free of creosote to prevent fires.  A licensed chimney sweep would be the best for making sure your home and family are safe from chimney fires.
  • Make certain that your smoke and carbon monoxide detectors are in working order, and replace batteries if necessary.
  • Go in the attic and look for any insulation issues, and replace or repair, if needed.  Be sure that pests can’t get inside and spend the winter in your attic!
  • Change the rotation on ceiling fans.  It should be going in a clockwise direction to help distribute heat away from the ceiling.
  • Wash and/or air out heavy blankets and quilts to get them freshened up for use.
  • If you have a basement in your home, check for cracks in the walls, and if there’s a sump pump, make sure it’s in working order.
  • Clean out closets and storage areas and have a tag sale with unwanted items that are still in great condition.

Be ready for a relaxing, warm Winter inside your home.  Home maintenance--indoors as well as outdoors--is critical for keeping your home’s value up, as well as for our own comfort.
